Sector 75 mein I'm seeing a lot of projects. Need at least a 3BHK, and my wife's priority is a safe neighbourhood for the kids. Been looking at both Ajnara and Supertech. Ajnara ka on-time delivery track record is really worrying me though. Heard so many horror stories about possession delays. Supertech... honestly not sure about their construction quality. Has anyone else faced this? I heard about plaster cracks in some societies. My biggest fear is hidden charges at possession – PLC and all that. Am I the only one who finds this process so confusing? Which builder treats customers better after booking, matlab, actually picks up the phone?

Be careful – some builders have diverted funds from existing projects to launch new ones. This is a classic sign of trouble.

The new Jewar airport is also a factor to consider. Property rates in Noida are going to keep increasing. Now is the time to buy, but choose wisely.
Has anyone had experience with Spectrum Metro? They claim to be a commercial and residential mix. Not sure if that's a good idea for families with kids.
U1, Spectrum Metro is primarily commercial. I wouldn't recommend it for families. Too much noise and traffic.
U1, Stick to purely residential projects if you want a safe and peaceful environment for your kids.
Builder ne phir se date extend kar diya lol. I'm starting to think I'll never get possession.
Check amenities completion before booking. I made that mistake. They promised a swimming pool and clubhouse, but they're still under construction after 3 years.
PLC is a killer. They charge extra for everything – floor, view, corner unit… it’s all a money-making scheme. Negotiate it down if you can.
Exactly! And they never tell you upfront. It's always a surprise at the end. Total daylight robbery.
U12, Can PLC be challenged in RERA if it wasn't clearly mentioned in the agreement? Anyone know?
I bought in Sector 150 three years ago. Rates have almost doubled since then! But the infrastructure is still developing. Metro connectivity is a big plus though.
Don't just rely on what the builder says. Visit the site multiple times, talk to existing residents (if possible), and do your own research. It's a big investment, treat it like one.
Supertech has some projects under construction near the Noida-Greater Noida Expressway. Check them out, but do your due diligence. Their construction quality is still questionable.
Mera bhi same experience tha 2 years ago. I was looking at Amrapali (thank god I didn't invest!), and the sales guys were all sweet talk. Once you pay the booking amount, they disappear. Check RERA registration number before anything else!
Construction quality is a huge concern. I know someone who bought in Supertech Emerald Court (yes, the one that was demolished partially). They had seepage issues within a year. Be very careful.
Hidden charges are legal, unfortunately. They're usually mentioned in the fine print of the agreement. Read everything carefully, and get a lawyer to review it. Don't just trust the builder's word.
Ajnara ka toh naam hi badnaam hai. Avoid at all costs. Supertech… their reputation took a hit with the twin towers demolition. I wouldn’t risk it.
Bhai, Sector 75 is booming but you're right to be worried. Ajnara, naam toh suna hai, but on-time possession is a myth. Supertech… construction quality is definitely a gamble. I’d suggest looking beyond these two.
Totally agree yaar! Hidden charges are a nightmare. PLC, parking, clubhouse... they'll squeeze you dry. I'd say get everything in writing before you even think about booking. Which floor are you aiming for?
Ajnara? Run. Just run. My cousin is stuck in their project near Pari Chowk for the last 5 years. No sign of possession. Supertech... I've heard mixed reviews. Have you considered ATS? Little more expensive, but worth it for peace of mind.
ATS is good, but budget becomes a problem. Sector 75 mein 3BHK ka rate kya chal raha hai right now? Anyone has recent info?
Depends on the society, but easily 80L-1.2Cr for a decent 3BHK in Sector 75. Negotiate hard, especially with these builders.
U4, check out Magicbricks or 99acres. They have recent listings. But be wary of fake listings to lure you in.
U4, I saw a resale in Golf Avenue 2 for 95L last week. 1500 sq ft. Might be worth checking out if you're open to resale.
