Spent the whole Sunday checking out options in Sector 32. Sethi Group ka ek project dekha, 3BHK around ₹1.2Cr. My wife says it's good for kids' school, but I'm confused about the total all-in cost. Builder quote mein bas basic price hai. Kitna extra lagta hai for stamp duty, registration, PLC, parking? Can we negotiate these charges at all? Ya yeh sab fixed hota hai Greater Noida mein?

Dekho, most of these charges like stamp duty and registration are government-mandated, so those are fixed percentages of the property value (or circle rate, whichever is higher). PLC, parking, and IFMS
Sethi Group ka track record utna accha nahi hai, especially delays ke liye. Aur Greater Noida mein abhi market thoda soft hai, toh negotiation ka scope hona chahiye, but builders don't budge easily on these 'fixed' charges. Don't rush into anything.
Exactly! My friend managed to get the PLC waived off completely in Alistonia Estate by negotiating hard. Depends on builder's urgency.
Sahi baat hai. Negotiation on basic price is tough, but sometimes you can get them to waive off club membership or a floor rise charge if you push hard. Especially if it's an inventory they want to clear. Try to find out if they have any ongoing schemes.

Bhai, Sethi Group ki projects mein toh yeh common hai. Mera friend ne Alpha I Greater Noida mein liya tha 2 saal pehle, usko bhi laga ₹90L ka hai, but possession tak ₹1.1Cr ho gaya. PLC, club membership, utility charges, IFMS — yeh sab add karte jaate hain. Plus, GST bhi toh hai ab.
Haan, U6, for women buyers in UP, stamp duty is typically 7% of property value or circle rate, whichever is higher, and registration is 1%. These are pretty standard across Greater Noida, be it Alpha I or Ajayabpur. Builder ki side se bas legal fees aur processing charges lagte hain.

Totally relate! Builders always hide so much. ₹1.2Cr sounds good but I bet final bill ₹1.4Cr tak jaayega easily. Be careful!
