Kids have moved out, so downsizing. Thinking of a 2BHK near a good hospital. Heard mixed things about resale value. Has anyone seen good appreciation in ATS projects compared to, say, Godrej in Noida over the last 5 years? Which builder gives better ROI? Honestly not sure.

Sector 150 ka avg rate 7k/sqft hai abhi. But it's a good investment for the long term. The new metro line will boost prices.
If you're looking for ROI, invest in land. Apartments are always a depreciation asset. Just my two cents.
Check amenities completion before booking. I made that mistake. Paid for a swimming pool that's still under construction.
Ultimately, it depends on your budget and risk appetite. Do your research and don't rush into anything. Sab dhyaan se check karo.
ATS ka naam toh hai, but maintenance is high. Godrej is better in that regard, I think.

Felix ke aas pass toh Sector 137 mein options hain. But crowded bahut hai.

ATS Greens mein appreciation is usually 8-10% per year, depending on the project. Godrej is more like 6-7%. But this is just my observation. It varies a lot.
Don't just look at the builder's name. Check the RERA registration number and see if they have any pending complaints. That's the real indicator of their reputation.

Exactly! Noida mein builder reputation is EVERYTHING. My friend bought in a 'cheap' project and now he's stuck with zero resale and incomplete amenities.
