Specific data point? Okay, I know someone who was offered a 'spot discount' of 10% on a Salarpuria project near Begumpet. They calculated the per sqft rate after this discount and compared it with other similar projects in the vicinity that weren't offering any 'spot discount'. Guess what? The effective per sqft rate was still higher! This was just last quarter. The market is recovering, but builders are still playing these tricks to create urgency. Always compare the final effective price per sqft.
Exactly! I was looking at a project near Attapur last month, builder was offering 'Diwali Dhamaka' discount. But jab break-up maanga, toh registration, GST, amenities sab itna high tha ki discount ka matlab hi nahi raha. Are these genuine savings ya just adjusted pricing? This is so frustrating! Hum jaise logon ko toh bas bewakoof banate hain yeh log. Kya yeh builders ki nayi strategy hai ab, har project mein aise 'discounts' dikhana?
Sahi keh rahe ho. I fell for this trap two years ago in Alwal. Got a 'Rs 5 lakh discount' but then they charged extra for floor rise, car parking, and development charges that weren't clearly mentioned upfront. My total acquisition cost ended up being almost Rs 3 lakhs more than what I had initially calculated with the discount. It's a bitter pill to swallow when you realize you could have negotiated better without the 'discount' hype. Always ask for the final, all-inclusive price.
Bhai, this is exactly the pricing game. They just inflate the base price and then give a 'discount' on that. End result, you pay almost the same or sometimes even more! I've seen this with a couple of projects in Gachibowli too. It's rarely a genuine saving.
Totally agree with this! Spot discounts are such a red flag for me. Lagta hai they're just trying to clear inventory ya fir pehle se inflated prices rakhe hain. Hum jaise first-time buyers ko confuse karne ka tareeka hai bas.
