Builder track record for Ram Green Hive Plus Wing A5?

Since I got possession of my last flat in March, honestly, I'm so fed up with builder delays. My previous investment by a different builder was almost a year late, aur mera ROI pura hil gaya. Lost so much potential rental income. Now I'm eyeing Ram Green Hive Plus Wing A5, it's upcoming and the price (₹38.53 L–₹62.44 L) seems okay for an investor. But I'm really worried about under-construction risks again. Is this builder known for on-time delivery in Pune? Kya inka track record sahi hai? If there are delays, how badly does it hit capital appreciation and the resale market later? I don't want to be stuck with a ghost society if investors pull out. Should I even consider upcoming projects given these issues? What's your experience?
