Visited Sattva Lake Ridge last weekend, I'm thinking of upgrading from my 2BHK in Gachibowli. Builder ka track record check karna kitna imp hai? RERA compliance kaise ensure karein, especially for projects like this? Title verification mein kya red flags dekhne chahiye? Already have a home loan, so koi risk nahi lena chahta. Is it worth the premium?

Builder ka track record toh RERA se bhi upar hai mere liye. Mere ek relative ne Salarpuria Sattva ke project mein invest kiya tha Bangalore mein kaafi saal pehle, aur unko on-time possession mila tha, quality bhi achhi thi. They are established since 1986, so that's a good sign. But Hyderabad mein unka recent work kaisa hai, ye dekhna padega. Lake Ridge ki location Gachibowli se kitni door hai? Gachibowli mein toh prices sky-high hain ab, isliye log bahar dekh rahe hain.
U13, haan Banjara Hills mein toh hamesha high rahenge. Par Gachibowli mein inventory badh gayi hai aur kuch projects delays ki wajah se buyers ka trust lose kar rahe hain. So, negotiation scope hai, especially for ready-to-move-in flats. Builders bhi ab inventory clear karna chahte hain.
Correction? Mujhe toh abhi bhi prices upar hi lag rahe hain Gachibowli aur Banjara Hills mein. Kya pata chal raha hai, rate cut ho rahe hain kya?
Sahi baat hai, Salarpuria Sattva 1986 se hai aur unka HQ Bengaluru mein hai. Experience toh bahut hai. Lake Ridge Gachibowli se theek hai distance-wise, but price premium definitely hai. Market mein abhi thoda correction dikh raha hai, toh negotiate karne ki koshish karna chahiye.
Sattva Lake Ridge suna hai naam, project toh accha lag raha hai. But haan, builder ka track record dekhna bahut zaroori hai, especially Salarpuria Sattva jaise bade naam ke liye bhi. Agar already loan pe ho aur upgrade kar rahe ho, toh risk kam se kam lena chahiye. Meri toh neend udd jaati hai soch ke ki sab theek ho!
U10, RERA site pe details mil jaayenge, but sometimes builders latest updates nahi daalte ya phir approval numbers pending rehte hain. Mera friend Attapur mein ek project mein फस गया था ऐसे ही. Builder ne possession date 2 saal postpone kar di aur RERA pe kuchh aur hi dikha raha tha. So, physical verification bhi important hai.
Totally agree! Salarpuria Sattva ka naam toh hai, but Lake Ridge ke reviews mixed hain. RERA pe check kiya kya? Sometimes jo details builder batate hain, woh RERA pe match nahi karte. Bahut careful rehna padta hai.
