₹1.2 crore for a 3BHK at Sattva Lake Ridge feels like a lot for an upcoming project. Currently in a 2BHK in Gachibowli, thinking of upgrading. Builder ka track record kaisa hai, especially for timely delivery and actual construction quality? Site visit pe sab acha lagta hai but under-construction quality ka real scene kya hota hai? Koi batao, carpet area efficiency kaisi hai wahan? Don't want to pay for super built-up only. Is the price jump worth it for long-term appreciation ya just hype hai?

Yeah, saw one of their completed projects. Finish was okay, not super premium but decent for the price *then*. Now 1.2 Cr is a different ball game entirely for a similar quality.
My colleague lives in their project near Banjara Hills. Quality is good, no major structural issues reported, but maintenance charges are on the higher side. But that project was delivered 5 years ago, market conditions and construction practices were different then.
Carpet area efficiency ke liye, unke sales rep se floor plan mein exact dimensions mangna. Don't trust super built-up numbers blindfolded. Aur usko compare karo other projects ke saath. Usually, 70-75% of super built-up is decent for apartments here.
Honestly, Sattva ka track record mixed hai. Some projects delivered on time, some delayed by months. Quality is generally good but depends heavily on the specific project manager and site. 1.2 Cr is steep for an upcoming project with 897 units! That's a huge project to manage. Hyderabad mein market abhi thoda slow hai, so appreciation might not be as quick as they project.

Sahi keh rahe ho. Builders promise the moon. Check their RERA status for past projects, especially their completion dates, that's the real test.
Same doubt! My friend's project near Attapur got delayed by 2 years with another builder. Builder promises are just words, that's what I've learned.
