Nagondanahalli – been researching this area for a friend, actually. I just moved into my own flat last month, and honestly, the hidden costs just keep popping up. Now my friend is eyeing PSR Vanasree (around ₹1.11 Cr) and Embassy Verde Phase 2 (starts from ₹63 L). Both are ongoing projects. My biggest worry is builder trust and those hidden charges, you know? PSR Vanasree aur Embassy Verde Phase 2 ke builders ka track record kaisa hai, especially on possession timelines? Kya koi extra PLC, club membership, ya parking charges hain jo brochure mein nahi dikhte? Matlab, advertised price se total cost kitna upar jaata hai? Is it worth the under-construction gamble for these, ya wait karna better hai?

For PSR Vanasree, the RERA number is PRM/KA/RERA/1251/446/PR/220923/006280. Possession date is 2026-12-01. On paper, it looks okay, but has anyone actually dealt with this builder before? Do they stick to their RERA timelines, or is it just a formality? My friend is looking at a similar budget in Aav
Totally relate to your friend's dilemma. My cousin booked a flat in Adigara Kallahalli a few years back, and they were promised possession in 2021. Ab tak toh handover hua nahi hai, builder har baar naya bahana bana deta hai. They ended up paying extra for PLC and parking jo brochure mein mention nahi tha. It's a huge financial and emotional drain. Make sure your friend gets everything in writing, even the smallest detail.
U5, that's a good tip. But even with RERA, builders still manage to pull these stunts, right?
U4, you have to literally go through every single page of the Sale Agreement and ask for a detailed cost sheet. My mistake was trusting the sales guy's word. Always cross-check with existing residents if possible. They'll tell you the real picture.
U3, that's so scary! How do we even check for these hidden charges beforehand? Builders always have a way of slipping them in. Is there any specific clause to look for in the agreement?
PSR Vanasree ka suna hai ki delays bahut common hain. Possession timeline pe toh bharosa mat karo.
Yaar, you hit the nail on the head! Hidden costs are the absolute worst. I just bought a flat near Akshayanagar, and the 'final' cost was almost 8-10% higher than what was initially quoted. Builder trust is a huge factor, especially for under-construction. Your friend is right to be worried.
