Dekho, I had a similar experience with another builder near Akurdi. They promised the moon, showed fantastic renders, but actual handover mein 3 saal ka delay hua. Amenities bhi cut-short kar diye. Supreme Rivana ka price range ₹90 L – ₹1.5 Cr hai, which is premium. Uss price point pe you expect top-notch quality, but upcoming projects mein trust karna mushkil hai. Mera toh yahi advice hai, agar investor ho toh ready-to-move ya near-possession projects dekho, unless you have extremely high risk appetite.
Exactly. Longer timelines = more chances for builders to play around. Be very careful with such long-term commitments
RERA definitely helps, but it's not a magic wand. Penalties lagti hain, but delays toh phir bhi hote hain. PM1261012502656 is valid, but the possession date is 2031-12-01. That's a very long timeline, which gives builders a lot of buffer. For 578 units, completing by then should be achievable, but market conditions can change drastically in 8 years. Interest rates, material costs... sab impact karte hain.
Sahi kaha aapne. Akurdi mein bhi aisa hua hai. Lekin Supreme Rivana ka RERA number toh PM1261012502656 hai. Does RERA actually help in getting timely possession, ya builders phir bhi nikal jaate hain?

Totally agree with your concern. Pune mein kaafi builders ne promises kiye hain but delivery mein bohot delay hota hai. Especially for an investor, timely possession aur quality critical hai. Dekh ke lena padega.
Bhai, Supreme Rivana Ph I? Upcoming project with possession in 2031? That's almost 8 years away! Investor ke liye itna lamba wait period risky ho sakta hai.
