Sahi baat hai, builders kaafi tricks use karte hain. Is Salarpuria Sattva project ka RERA carpet area kitna hai aur uska per sqft rate kya ban raha hai after discount? Aur Tolichowki mein aajkal kya market rate chal raha hai wahan?
Meri to Begumpet mein ek project mein aisi band baj gayi thi. Builder ne bola tha 'all-inclusive' price hai, but possession ke time par GST, registration charges, society formation fees, aur 'development charges' ke naam pe 5 lakh extra maang liye. Jab protest kiya toh bolte hain 'agreement mein likha hai, aapne padha nahi'. Hum first-time buyers itne clauses kaise padhenge? Trust karke sign kar dete hain aur phir phans jaate hain. Abhi bhi case chal raha hai RERA mein, but bahut lamba process hai.
Same here, builders just don't care. Customer service toh zero hai.

U2, current market mein Hyderabad mein prices thode stable hain, but developers ke paas inventory clear karne ka pressure hai. Isliye yeh discounts aate hain. But jaisa U9 ne kaha, carpet area aur base price ko compare karo. Tolichowki mein acche options mil sakte hain agar thoda aur explore karo. Sirf ek project pe fix mat ho jaao, especially when they're pushing 'spot discounts'.

U2, Salarpuria ka name hai but Tolichowki mein 90 lakh for a 3BHK, even with a discount, seems high for a first-time buyer. Builders always quote super built-up area, which includes common spaces. Actual carpet area check karna bahut zaroori hai. Often, 3BHK bolke 1200 sqft super built-up dete hain jisme carpet area 800-900 sqft hi hota hai. Don't fall for just the brand name.

Last year, main bhi Banjara Hills mein ek project dekh raha tha, unhone bhi 'limited period' discount bolke base price itna inflate kar diya tha ki discount ke baad bhi market rate se 15-20% upar hi pad raha tha. Jab tak final paperwork aaya, laga ki bewakoof ban gaye. First-time buyers ko toh yeh log bahut easily target karte hain, humein pata hi nahi chalta asli game kya hai. Transparency toh zero hai inki.
U7, U1 ki baat bilkul sahi hai. Main toh Alwal mein ek project mein phans gaya tha. 'Spot discount' ke chakkar mein laga ki accha deal hai, book kar diya. Possession ke time pata chala ki parking charges, electricity connection, corpus fund sab add hoke total cost 10 lakh extra ho gaya! Back out karne ki himmat nahi hui, booking amount ka darr tha. Ab regret karta hoon, kaash aur research kar leta.

Exactly! Upar se yeh hidden charges, maintenance advance, amenities charges... sab milake final cost itna badh jaata hai ki budget pura hil jaata hai. Hum jaise first-time buyers ke liye toh yeh maze runner jaisa hai, har corner pe ek naya surprise. Bahut darr lagta hai deal final karte hue.
