Since January I've been looking at flats in Bengaluru, mostly around Sarjapur Road and Yelahanka, even checked out Prestige Keya Life By The Lake. My parents keep saying check everything, especially the builder's legal track record. I thought RERA was enough, but now I'm reading about past cases, even with big names. How do you guys actually verify a builder's clean slate beyond just the RERA number? Is there a central place for legal issues? Also, everyone talks about title verification. What are the key steps buyers often skip? Honestly, I'm finding it hard to understand the Encumbrance Certificate and OC delays. I don't want to get stuck later with legal headaches affecting my exit options. Any tips on what to look for?
