I'm upgrading to a 3BHK in Dwarka, eyeing Gulmohar Enclave by S. Gambhir Buildtech. How do you guys *really* verify builder history beyond RERA registration? Title verification mein kya red flags dekhne chahiye? Already have a home loan, don't want any legal hassles later. Opinions?
