Builders promise the world, reality is always different
Just moved into my new 2BHK at MLN Heights last month, and kuch cheezein I'm noticing. The clubhouse looked amazing in the brochure, but it's often empty, gym equipment seems basic, and pool maintenance is slow. Matlab, it's there but not really 'premium' as advertised. Kids' play area is okay, but not much open space. Also, I found a hairline crack near the living room window. Possession was in March, so this soon? Builder team says it's normal settlement, but I'm worried about construction quality. Water pressure is also a bit inconsistent. Anyone else face this with new projects in Bangalore? What's your experience with promised amenities vs. what you actually get? And early cracks, is that common? Hope this helps someone check these things before buying.

Yaar, hairline cracks in new constructions are sadly very common in Bangalore, especially with the rapid development and sometimes questionable material quality. Builders often dismiss them as 'settlement cracks'. But if it bothers you, get a civil engineer to check. Water pressure issues can be due to poor plumbing design or inadequate pump systems. For the amenities, the 'premium' tag is mostly for marketing. It's tough out there for first-time buyers trying to find genuine value.
Replying to U1's comment and to the original post: The MLN Heights I checked has possession in 2028, and is priced from ₹1.4 Cr. If you moved in last month, it must be an older project, or maybe a different builder with a similar name? This info is crucial because if the problems are from an older project, it might not directly reflect on the upcoming one. But if it's the *same* builder, then yes, it's a huge warning. Can you confirm the exact project name and builder, OP?
Yes, clarification needed! Because if OP is talking about the MLN Heights with 2028 possession, then how did they move in? This detail changes everything. If it's a different builder, then we need to know who. Otherwise, we're comparing apples and oranges and getting worried unnecessarily about a project that's still years away from completion.
Good point, U10! This confusion is exactly what makes first-time buying so stressful. We rely on community feedback, but if the project details are mismatched, it's hard to make a decision. I was looking at MLN too, but the 2028 possession date was a bit far for me. Now I'm even more confused.
This is why I'm so hesitant to buy in this market. Prices are already high, ₹1.4 Cr for MLN Heights is a huge investment for an upcoming project, and then you get these issues? It's like you pay premium but get basic. My uncle always says, visit the site multiple times, not just the sample flat. See the actual construction progress and talk to people who have already moved into their other projects.
Totally agree with the sentiment. Builders promise the moon and deliver a pebble. I visited a project in Akshayanagar last year, brochure had grand amenities, but the sample flat itself felt flimsy. Saved myself from booking there. This water pressure issue is also common. Did you try contacting the builder's customer service? What was their response beyond 'normal settlement'?
The builder team just says 'normal settlement' for everything, that's their go-to line! For water pressure, sometimes it's an issue with the overhead tank or pump capacity, especially if the building is tall. Have you checked with your neighbours if they face the same problem?
Yeah, customer service usually gives standard answers. It's like they're trained to deflect. My friend had issues with a builder near Agrahara Layout, they just kept saying 'it's within tolerance'. You need to be really firm and maybe get a third-party inspection for that crack. Don't just accept their word.
Bhai, this is exactly my fear! MLN Heights? I was actually looking at their upcoming phase. But if this is how the delivered projects are, it's super concerning. Hairline crack so soon is a red flag, seriously. What about the builder's reputation in general? Is this a common issue with them or just this project?
Hold on, MLN Heights ka possession toh 2028 mein hai na? The original post says possession was in March. Are we talking about the same project? This is confusing for first-time buyers like me. If it's a different project or an older phase, then the upcoming one might be different. Please clarify, OP!
Yaar, I've heard mixed reviews about MLN. My cousin booked a flat near Aavalahalli with them a few years back, and he faced delays, but quality-wise, he said it was okay after possession. But this crack thing is scary, especially for a new flat. Maybe check their RERA history for past projects?
