Buying Bengaluru property from abroad: Smooth ya headache?
NRI investment in Bengaluru feels like a gamble sometimes. I work in real estate, so I know the market kaafi achhe se, but buying for myself is totally different yaar. Dekho, I'm eyeing a 3BHK, maybe around Sarjapur Road ya Electronic City. My budget is around ₹1.8 Cr. Builders like Prestige ya Sobha ka track record toh sahi hai, but NRI buyers ke liye process kitna smooth hota hai? Main toh yahi soch raha hoon, without actually being there to check construction updates, property registration, ya even final walkthroughs, is it really worth it? My brother lives abroad, he's asking me to help him invest. I know the rental yields are good, 3-4.5% tak, especially near these IT hubs. But, what about hidden charges? Ya after-sales support? Have any of you guys, especially those who bought from abroad, faced major issues? Kya tips hain for someone not physically present? Not sure about the actual ROI after all the hassle.

See, the problem is not just builders, it's the whole ecosystem. I bought a flat in Aavalahalli two years back, thinking the location was great for future appreciation. My brother handles it for me, but even with a trusted person, the updates are always vague. They send photos, but you can't verify quality. Plus, the property tax and maintenance charges post-possession are always higher than what they quote initially. And don't even get me started on getting a tenant without being there to screen them properly. It's a constant worry.
Haan bhai, you're not alone. My uncle tried buying in Akshayanagar from the US, thinking it would be smooth with a big builder. But the paperwork, POA issues, and then the builder tried to sneak in extra charges during final handover. Be very careful.
Exactly! Builders always try to pull a fast one. My friend faced similar issues with a different builder near Sarjapur Road, they delayed registration for months.
Oh god, extra charges? Like what exactly? And the POA part, was that a major headache? I'm also thinking of helping my brother, but these stories make me so nervous. Did your uncle manage to get it resolved easily?
Totally agree yaar! NRI process is a nightmare. Mera cousin ne Prestige mein invest kiya tha from Dubai, har cheez mein headache.
