Honestly, buying property in Bengaluru without actually visiting feels like such a huge risk. I'm based in Dubai and seriously looking at a 2BHK, maybe in Whitefield or Sarjapur Road, something from Prestige or Sobha, around ₹1.2 Cr. But how do you trust someone with a power of attorney for everything? I can't do a site inspection myself, and relying on agents for quality checks makes me nervous. What about the actual possession and legal clarity? Is it even possible to manage rentals efficiently from abroad without a solid property manager? I'm worried about getting trapped in a bad deal or facing endless delays. Any NRIs here who've done this successfully? What's your advice for someone who can't be there physically?

It's risky, no doubt. But I know a few NRIs who managed it by involving a very trusted family member or a highly reputed property management company from day one. They charge a fee, but it's worth the peace of mind. Legal checks from an independent lawyer are non-negotiable, irrespective of builder reputation. Also, look for projects that are almost ready-to-move, not pre-launch, to minimize construction risks.
Sight unseen? No way, bhai. Big NO from my side. Unless it's a very small amount for a land parcel in a tier-3 city, but for Bengaluru, that too ₹1.2 Cr, you HAVE to be physically present or send someone you trust blindly.
Bhai, Bengaluru market abhi thoda correction pe hai, especially in areas like Sarjapur. ₹1.2 Cr for a 2BHK is a good budget, but you need to be very careful about the carpet area vs super built-up area. Prestige aur Sobha jaise bade builders ke projects mein bhi delays hote hain, aur hidden charges bhi. Due diligence bahut zaroori hai.
Yeh carpet area ka issue bahut common hai, especially with NRIs who can't visit. Always insist on the RERA carpet area mentioned in the agreement. Aur ho sake toh ek independent surveyor se check karwao, even if it costs a bit extra. Yeh choti investment nahi hai, yaar.
Builder ne phir se date extend kar diya lol. Standard practice hai ab toh. Har dusra project late chal raha hai.
Absolutely! Meri family ne Akshayanagar mein ek project mein invest kiya tha, pre-launch offer tha. Builder ne initially bola 1200 sqft super built-up, but actual carpet area was barely 850 sqft. Price per sqft initially was ₹6800, ab toh ₹7800 ho gaya hai but still no possession. Sirf dates pe dates mil rahi hain.
Totally agree with you, bhai. This POA thing is a nightmare. Mera cousin bhi almost scam ho gaya tha Whitefield mein. Prices toh already high hain wahan, upar se NRIs ko toh aur zyada quote karte hain. You really need someone super reliable on the ground, not just any agent. Ek baar galat banda pakad liya toh life time ki savings doob jaati hai.
RERA toh basic hai, usse fraud nahi rukta. Builder ka track record dekho, especially for timely possession. Mere friend ne Adigara Kallahalli mein ek plot liya tha, builder ne 2 saal tak possession nahi diya. Sirf paper pe tha sab, physical site pe kuch tha hi nahi.
