Buying direct from builders doesn't guarantee the best deal
Just moved into my new flat in Narsingi last month, and honestly, the whole buying process had some surprises. Everyone says 'go direct to the builder for the best price', right? But I'm starting to think that's not always true. I dealt with My Home Constructions directly, and they were quite firm on price, almost no negotiation room. My neighbour, however, went through a good broker for his flat in Kokapet and actually got a decent spot discount on the PLC and even a slight waiver on maintenance for a year. It really made me wonder if builders actually give better deals to brokers who bring volume. Is it just me, or do good brokers sometimes have more leverage for those 'special' rates? I'm not sure if I missed out by not using one. What are your experiences?

Be careful though! Not all brokers are good. I know someone who got scammed by a broker who promised a 'special deal' on a project in Alwal, took booking amount, and then disappeared. Always check their RERA registration and ask for references. Direct might be rigid, but it's often safer. The risk with brokers can be high if you don't do your due diligence and just blindly trust.
