Spent last week digging into completed projects in Noida Extension, and SS Shri Ram Vatika caught my eye. I work in real estate, but buying for myself is a different game, yaar. For investors, what's the real capital appreciation like post-possession? Not sure if the initial price surge is over. Kya iska rental yield actual mein worth it hai, ya just marketing hype? Also, is it more of an investor-heavy society or do genuine end-users also live there? Ghost society ka risk toh nahi hai?

Bhai, SS Shri Ram Vatika is from 2015 possession. That's almost 9 years old! Capital appreciation ka initial boom toh nikal gaya hoga. ₹5 L – ₹31 L is a huge range, so depends on unit type. But for a completed project this old, I'd be wary of appreciation. Rental yield bhi wahi milega jo average Noida Extension mein hai. Don't expect miracles, it's a mature market now.
But old projects have the advantage of immediate possession and no construction risk, jo naye projects mein bahut hota hai. Price is what it is, no future uncertainty. I'm actively looking for something ready-to-move and avoiding anything under construction now after my friend's bad experience with a builder in Alistonia Estate. At least here, you see what you get.
Sahi keh rahe ho. Old projects often have hidden maintenance issues too, that pop up after a few years. It's a gamble.
Totally relate to this! Buying for self is a different ball game, especially when you work in real estate and know all the tricks. SS Shri Ram Vatika looks decent on paper, but my biggest fear is getting stuck in a ghost society. Is the area developed enough around it now, or is it still a bit isolated?
Ghost society risk is very real, especially for older projects with too many investor units. Happened to a friend near Alpha I Greater Noida.
The area around SS Shri Ram Vatika has developed quite a bit since 2015. You'll find commercial complexes and other societies nearby, so it's not isolated anymore. But yes, occupancy can still be an issue in some older projects, so definitely check the actual footfall.
