Super area vs carpet area games are still ridiculous, even for completed projects. I'm looking at Genesis Buildcon Builders for a 3BHK around ₹1.5 Cr. I know the tricks, but buying for myself feels different. My main concern is the actual usable space. Is the carpet area genuinely efficient for daily living, or does it feel cramped? What about noise levels and daily life quality there? Any residents: is it genuinely good to live in, or just good on paper? Need honest opinions.

Totally agree with the post! I'm also eyeing a 3BHK around ₹1.5 Cr, and Genesis Buildcon was on my list. The super area vs carpet area thing is a nightmare. For a *completed* project, why can't they just be transparent? My biggest fear is paying for a 3BHK and getting something that feels like a 2BHK. Any current residents can confirm if the carpet area feels genuinely livable or if it's just too compact? And what about the noise? Builder claims soundproof windows but I'm skeptical.
