Buying for myself: Resale market reality check
Sector 150 — been looking here for my own place for months now. I work in real estate, but buying for myself is a whole different ballgame, yaar. Builders ki marketing spin toh pata hai, but ground reality kya hai? I'm eyeing a 3BHK, budget around ₹1.2Cr, maybe VPA Infratech ya Gaursons ke projects. My main concern is exit strategy. Noida Extension mein resale market kitna strong hai, especially for properties after 3-5 years? With Jewar Airport and FNG Expressway coming up, prices toh badhenge, but actual buyers milte hain kya for resale? Or is it mostly investors jo hold karke rakhte hain? Kya lagta hai, is it easy to offload a property here if needed? I'm not looking for quick flips, but just want to know how liquid the market really is. Builders ke commitments vs actual market demand ka kya scene hai? What's your experience with selling a property here? Please share any red flags or hidden costs for resale.

Bhai, exactly my thoughts! I'm also looking in Sector 150, same budget, and that resale liquidity question keeps me up at night. Builders toh bolte hain sab bik jayega, but ground pe kya hai, pata nahi. Lagta hai sab investor hi baithe hain wahan, personal use wale kam hain.
Sahi keh rahe ho. Investors ka hold zyada hai, that's the real issue for individual buyers.
