₹75,000 for a 2BHK in Sector 137 felt steep for rent last month. I'm finally taking the plunge and looking to buy in Greater Noida, fed up of renting. My budget is around ₹1.5 Cr for a 3BHK, targeting possession by 2026. I'm considering under-construction projects, maybe from Godrej or ATS in Eta II, but not sure if the price gap between new launches and ready-to-move justifies the risk anymore. Will current resale premiums hold, or should I wait for ready options? What are the chances of significant appreciation in these areas by 2026? Also, with prices rising, are rental yields going to tank further? Any thoughts on the real EMI vs rent math for a place like this, considering future market movements?
