posted on 18 MayBuying in Nagondanahalli: My budget feels stretched
I'm looking at Nagondanahalli for a 2BHK. Prices feel high, around ₹90L, even for older projects. Is the upcoming metro extension really going to justify these rates, or is it already priced in? Also, what's the actual water situation there? I hear about tanker dependency, which is a major concern. Any real resident insights?

Honestly, the whole Bengaluru market right now is overheated. Nagondanahalli, Whitefield, Sarjapur Road – everywhere prices are just skyrocketing. ₹90L for a 2BHK isn't unique to Nagondanahalli, it's becoming the new normal for decent areas. It's a tough call
Water situation is REAL. I bought a flat in Adigara Kallahalli five years ago, thinking it was a good investment because it was developing. Fast forward to today, and we get Cauvery water maybe twice a week, that too for a few hours. The rest is all tanker water. Society pays a bomb, and it reflects in maintenance charges. Nagondanahalli is adjacent, so expect similar issues. Don't rely on builder promises about water supply.
Cauvery connection is there, but demand is too high. Verification is tough, trust me. Builder will always say 'full supply'.
That's exactly my fear! So, what's the long-term solution people are looking at? Are there any projects that have stable water supply or are everyone just accepting tanker dependency? Is there a way to verify the actual Cauvery connection status before buying?
Bhai, you're not alone! I'm also eyeing Nagondanahalli and the ₹90L for a 2BHK is just insane. Especially for projects that are 5-7 years old. I visited one near Varthur Road last month, builder promised metro connectivity but it feels so far off, more like 2026-27. Is this just hype driving prices? And the water, don't even get me started. My friend in Aavalahalli told me their borewell dried up last year and they're fully on tankers now. Is Nagondanahalli same scene?
Metro toh abhi bas blueprint hai, bhai. Already priced in? More like over-priced in anticipation. Don't fall for the marketing hype.
Exactly! I heard the same about the metro. Developers are using it as a golden ticket to inflate prices. ₹90L for an old 2BHK is ridiculous, you can get better in areas slightly further out. For the water, yes, it's a huge problem. Most societies are fully dependent on tankers, especially during summer. My cousin lives near Agrahara Layout and their bill for water tankers crosses ₹5k sometimes.
