Ready luxury assets in established pockets tend to hold value during market dips. My verdict: If your priority is capital safety, immediate rental cash flow, or a high-end personal base, M3M Latitude justifies the ticket size. But if you want fast capital multiplication, your money will grow faster in early-stage launches.

M3M completed it around January 2023 itself, so physical handover is done and it is fully COMPLETED now. RERA 56 records look clean enough on the portal, but please verify society handover status before signing.
