Buying my first home after years in real estate

Is Ansal Aastha Mig Zone ka pre-launch deal actually worth it, ya trap hai? I work in real estate but buying for myself, I'm super skeptical. Everyone glorifies new launches but nobody talks about the actual value once possession happens. Ansal API ka track record Rajkot mein kaisa hai, especially for older projects? Matlab, existing residents kya bolte hain? Off the record, pre-launch pricing mein kya hidden catches hain? I know what builders don't tell you. Is it just marketing hype for Rajkot's Mota Mava area? Change my mind.
