Looking at Sector 31 for my own 3BHK. My biggest tip: visit during monsoon to check actual waterlogging. Builders won't tell you. So, for Sector 31, what's the real drainage situation? And power cuts? Is advertised DG backup reliable, or just for show? Need honest, off-the-record info.

Power cuts are a nightmare in Gurgaon! My current rented apartment near Airport Road side faces 3-4 hour cuts daily in summer. Builders promise 24/7 DG but then charge exorbitant per-unit rates, and it's mostly for common areas and one light/fan. Do they ever specify the per-unit cost for DG power in Sector 31 projects? That's a huge hidden cost.
₹25 per unit?! That's insane! Almost double the normal tariff. Builders loot rahe hain.
Bhai, Airport Road side mein toh power ka haal sach mein bura hai. My society near Basai charges ₹25 per unit for DG! Imagine the bill if you run AC for even a few hours. And their '24/7' DG means it kicks in after a 15-minute delay, and sometimes it just stops working in the middle of the night. It's a total scam. Always get the DG charges in writing and confirm the actual backup load for your apartment, not just what's advertised for the common areas.
Sector 31 has some older, established societies, and some newer ones too. The older ones generally have better civic infrastructure but might lack modern amenities. Newer projects are still catching up. I heard from a broker ki average price wahan 1.2-1.5 Cr for a decent 3BHK hai. RERA site pe drainage plans check kar sakte ho, sometimes they upload detailed infrastructure maps. But haan, on-ground reality can be very different. Gurugram market mein abhi bhi builder reputation bahut matter karti hai.
RERA plans are often outdated or just conceptual. Actual execution is key. Koi specific builder ka track record kaisa hai Sector 31 mein?
1.2-1.5 Cr for Sector 31 seems reasonable for a 3BHK. But which specific projects are good there? Any names you can suggest for cross-checking, or are we talking more about builder floors?
This is SO important. I made the mistake of visiting a project near Badshahpur during peak summer. Builder ne sab green-green dikhaya. Monsoon mein jab shift kiya, toh society ke andar hi knee-deep water tha. Car nikalna mushkil, kids couldn't play. Plus, DG backup ke naam pe sirf 2-3 hours dete the, woh bhi intermittent. For a 3BHK, you need consistent power, not just for show. Make sure to check the actual capacity and maintenance record of their DG sets, not just what's on paper.

Sahi pakde ho! Builders ka toh kaam hi hai 'sab first class hai' bolna. Drainage aur power cuts, yeh do sabse bade red flags hain Gurgaon mein. Especially new sectors mein infrastructure aane mein time lagta hai. My friend bought in Baharampur Naya, same story.
Baharampur Naya mein toh abhi bhi roads ka haal kharab hai. Drainage toh door ki baat.
Totally agree with the monsoon visit tip! Builders toh sapne dikhate hain, asliyat toh baarish mein hi pata chalti hai. Sector 31 ke liye yeh drainage issue bahut critical hai, especially for ground floor units. Kya aapne koi specific project dekha hai wahan?
Haan bilkul! Ground floor ka toh sochna bhi mat agar drainage theek nahi. High-rise society ki baat ho rahi hai ya independent floor?
