Buying my own flat in Ghaziabad feels harder than selling one

ATS projects in Ghaziabad are seriously overhyped for their actual construction quality, and I'll stand by that. I work in real estate but buying for myself is different. Everyone glorifies ATS for their timely delivery, but nobody talks about the finishing issues I've seen post-possession in their Indirapuram flats. Plaster cracks, seepage complaints... it's not just one-off. For a 3BHK around ₹90L, you expect better, right? Honestly, I'm looking at Gaurs and Mahagun in Crossings Republik and Vaishali too. Gaurs seems to have better raw material quality, but their customer support after booking? Forget about it. You can't even get straight answers about PLC or OC status. Mahagun seems balanced but I'm worried about hidden charges at possession. Is it just me, or do all builders play the super area vs carpet area games? Which builder in Ghaziabad actually gives transparent numbers and good post-possession service? Change my mind about ATS, or tell me who's genuinely better for an end-user.
