Honestly, even after working in real estate, buying my own flat feels like a completely different ball game. I'm looking at a 2BHK in Mundhwa, maybe Vishwakarma Ventures. Builders ki payment plans always confuse me. Construction-linked payment plan better hai ya down payment option? Which one makes more sense for end-use, considering EMI pressure? Also, this super area vs carpet area game, yaar. Builders kitna inflate karte hain numbers? How do you guys verify the actual usable space before signing? And finally, broker ke through jaana chahiye ya direct builder se deal karun? Who gives a better overall package or hidden discounts? Your experiences in Pune would really help.
