Buying my own Ghaziabad flat: Reality check needed
Five years in this industry, but buying my own flat in Ghaziabad feels like a whole new ball game. As a broker, I know what builders promise vs what they actually deliver, but for myself, it's different. Everyone glorifies these 'smart home' features and fancy clubhouses, but nobody talks about the actual construction quality after a year or two. Like, Diamond Residency mein amenities kaafi marketing mein dikhate hain. But on-ground reality kya hai? Is the clubhouse actually used daily or just a ghost facility? Aur, maintenance charges ke against service quality sahi mein milti hai, ya bas bills aate hain? I've seen too many projects with seepage issues and bad fittings post-possession. Kya Ghaziabad mein bhi yahi haal hai? Change my mind.

The ₹10 L price for Diamond Residency sounds like it might be for a plot share, or maybe a very small unit that's not even a proper flat, or perhaps it's a resale at a distressed price. Or maybe it's not even in a prime area like Ahinsa Khand II. The total units are only 50, so it's a small society. Small societies sometimes struggle with maintenance funds if not all units are occupied. This is something to consider. What's the area like, OP?
My cousin lives in Ghaziabad, not Diamond Residency specifically, but in a similar price range project that completed around 2017. He faced so many issues, especially with plumbing and electrical fittings within the first two years. Builder ne bhi haath khade kar diye after warranty period. So, be very, very careful about the build quality, because ₹10L for a flat is a huge red flag for me.

Haan, aur upar se woh security guards ka behaviour, cleaning services ki quality. If the maintenance charges are high, the service should match. But often, it's just a drain on our budget. Totally agree with U4. My biggest fear is paying huge maintenance for facilities I don't even use, or worse, facilities that are broken or poorly maintained. Builder marketing mein sab kuch perfect dikhate hain, but on ground reality is always different. I'm worried about this for Diamond Residency too, given its age.

U1, U2, you guys are right to be skeptical. ₹10 L for a completed flat (Diamond Residency, 2016 possession) is very, very low. It might be an old listing or a very small unit, maybe a studio or something with major issues. My friend recently bought in Abhay Khand and paid triple that for a 1BHK.
