₹1.8 Cr for a 3BHK in Sector 66 feels steep. I'm in real estate, but buying for myself is different. How much wiggle room can I expect from Terra Infracon? Any hidden charges beyond PLC/OC to watch for?

Sahi baat hai, builders kaafi stubborn hote hain. But Sector 66 mein future growth potential hai, especially with the upcoming commercial developments around. Aapne floor plan aur amenities dekhe kya? Kya budget mein fit ho raha hai sab after hidden charges? Also, check the RERA status and any pending litigations against Terra Infracon, that's crucial.
Floor plan aur amenities toh achhe hain, that's why I'm considering it.
Market abhi thoda volatile hai with rising interest rates. Builders are under pressure but still not giving huge discounts on new projects. You might get 5-7% wiggle room if you're lucky and pay upfront, but don't expect miracles on 1.8 Cr.
Terra Infracon ka track record mixed hai. Mere ek colleague ne unka project Baliawas mein liya tha, possession mein 2 saal ka delay hua aur final payment ke time pe itne hidden charges nikale ki budget hil gaya. Make sure you get everything in writing, including IFMS, club membership, power backup charges. They'll try to sneak them in later, trust me.
Roughly 15% extra on the base price for all those 'miscellaneous' charges. Plus, the maintenance charges are also on the higher side compared to other builders. Be prepared for that shock when they hand over the final invoice.

Actually, market mein yahi rate chal raha hai for a decent 3BHK in Gurugram, especially a good sector like 66. Location achhi hai for future appreciation, but you have to be ready for the price tag now.
Connectivity is definitely improving with the new flyovers but traffic near Golf Course Extension Road can still be a nightmare, especially if you're commuting towards Cyber City. My brother lives in Chakkarpur and he avoids that route completely after 8 AM. Factor in travel time if you're working nearby, it's a real struggle.
But connectivity ka kya? Peak hours mein toh halat kharab ho jaati hai.
₹1.8 Cr for Sec 66, Terra Infracon? Bhai, bahut zyada hai. Negotiation ki ummeed mat rakhna, inke rates fixed hi hote hain most of the time.
