Buying my own home: Super area games are infuriating.

Is anyone else sick of the super area vs carpet area games builders play? I'm looking at a 3BHK in Kaggadasapura from Keya Homes, quoted at ₹1.2Cr, but the super area feels totally off for the actual living space. I work in real estate, so I know these tricks. They push discounts on the per sqft rate, but the base price is already inflated by these area calculations. What's the real carpet area percentage you've seen for new projects in Bengaluru? And how much leverage do we actually have to push back on that, not just the spot discount? It feels like a hidden cost. Change my mind.
