Total acquisition cost for a 3BHK in Bengaluru, kitna upar jaata hai? I'm looking at MJR Builders in Harlur, around ₹1.5 Cr for a 3BHK. Broker hoon but khud ke liye buying is different, yaar. Builders always quote base price, then add PLC, car parking, amenities, GST. But what about all the *hidden* stuff? Like OC/CC charges, society formation, maintenance advances, last-minute connection fees at possession? Super area vs carpet area games toh pata hai, but are there other ways they inflate the final bill? Especially with these ₹1.5 Cr range properties, every lakh matters. What's the realistic extra percentage to factor in beyond stamp duty and registration?

Look, the hidden costs are a reality in BLR. Expect at least 8-10% extra on top of the quoted price (which includes GST, PLC, parking) *before* stamp duty and registration. This covers all those 'connection' and 'corpus' funds. The best way is to ask for a *final, all-inclusive price* from day one, in writing, and compare. Don't rely on verbal assurances. Some builders are better than others, but everyone has some 'extras' they spring on you.

Market in Bengaluru is already so hot, builders know they can get away with it. This 1.5 Cr range is very competitive. Don't rush into anything, especially with builders who aren't transparent upfront. Is your 1.5 Cr inclusive of stamp duty or just the property value?
U8, MJR or any builder, usually they'll try to hide these till the last minute. It's a common tactic, unfortunately. Always ask for a detailed cost sheet, line by line, before booking. If they hesitate, that's a red flag. What's their RERA number, have you checked that?
U6, my 1.5 Cr is just for the property value, not including stamp duty. That's why I'm so worried about these extras. Anyone know MJR Builders' track record specifically for hidden charges? Are they generally transparent about all costs from the start?
Totally agree with the hidden costs. For my 3BHK in Akshayanagar, it went up by almost 12% over the quoted price, excluding stamp duty. That's a huge chunk for us salaried folks, especially when every lakh matters.
U5, it was crazy. Beyond the usual stamp duty/registration, I paid for: 2 years advance maintenance, corpus fund, BESCOM/BWSSB connection, legal fees for sanctioning, society formation charges, and a 'contingency fund' for any future repairs. They don't mention these until the last minute. Felt like a trap! My budget went completely haywire.

Bhai, you hit the nail on the head. This hidden cost thing is my biggest fear too. My budget is also around 1.5 Cr for a 2BHK in South BLR, and I feel like the 'final' price is always 10-15% higher than what they quote. It's so frustrating for first-time buyers like us.
