posted on 12 MayBuying my own place in Dwarka: Is broker ki advice sahi hai?
Is it just me, or do brokers sometimes make things more complicated than they need to be, especially with pricing? I'm looking at a 3BHK in Dwarka, maybe Block GH 8. My budget is around ₹2.5 Cr. Matlab, I know the market, but jab khud ke liye buy karte ho toh sab naya lagta hai. The broker is pushing for Apex Buildcon, saying direct deal won't get good discounts. But I'm worried about hidden charges later. What's the scene with broker commissions and final price negotiation? Can I get a better deal direct, ya broker ki baat sunu?

Exactly! My cousin had a nightmare with a broker in Anand Vihar. They promised a 'special discount' but then later added so many hidden charges for 'documentation' and 'facilitation' that it ended up being more expensive than the direct price. Always ask for a detailed breakup in writing before signing anything. Aur RERA registered projects mein toh hidden charges ka scope kam hota hai na? Ya woh bhi nikal lete hain?
Haan, RERA registered projects mein transparency zaroor badhi
Bhai, broker ki advice suno par apni akal bhi lagao. Commission toh unki fixed hoti hai, par woh builder se bhi kuch 'incentive' le lete hain. Usi mein saara game hai.
Totally understand your dilemma! Brokers can be a double-edged sword. On one hand, they have connections, on the other, unki apni commission ka chakkar hota hai. I faced similar issues when looking in Alaknanda for my 2BHK. They always push for certain builders. Direct deal sometimes works for ready-to-move, but for under-construction, builders prefer brokers for bulk sales. It's confusing.
