Buying my own place in Noida, confused about real-world amenities
₹95 lakh for a 3BHK in Noida, and still so many compromises. I work in real estate, but buying my own place is a whole different ballgame yaar. Been looking at Swastik AVS Infra Homes in Sector 140A. Site visit kiya tha, brochure mein amenities toh mast dikhte hain. But off the record, kitni cheezein actually deliver hoti hain? Like the clubhouse aur sports facilities, are they used daily or just for show? Construction quality bhi tension de rahi hai. I know what builders don't tell you, so I'm worried about cracks ya seepage after a year. Also, maintenance charges kitne hain, aur service quality kaisi hai? Is it value for money? Any real experiences from residents?

I can totally relate to your fears about amenities. My first home, which I bought near Ajayabpur, had a beautiful swimming pool and clubhouse in the brochure. They built it, sure, but the pool was operational for maybe two months a year, mostly for show during sales visits. The clubhouse was just a hall used for society meetings, never any sports or proper events. It felt like a bait and switch. So, always ask if the amenities are managed by a professional agency or by the RWA, that makes a big difference.

Same pinch! A project in Alpha I Greater Noida promised a full-fledged sports complex. Turned out to be just a badminton court and a table tennis table. The brochure photos were all CGI and looked amazing. It's frustrating when you pay a premium for facilities that don't materialize.

For a 3BHK at 95L, it sounds like a decent size project, so it's worth digging deep into why RERA isn't involved. Buyer beware, especially with smaller builders.

95 lakh for Swastik AVS Infra Homes? That sounds really high. Their listed price range is usually 58L-72L. Are you sure about the price quoted?
Bhai, you hit the nail on the head. Brochure mein toh sab gold plated hota hai, real life mein plastic. My cousin bought a place in a similar upcoming project near Alpha II and the promised gym is still just an empty room. Maintenance charges bhi har saal badhte rehte hain with no real improvement in services. Value for money is a big question mark.
