Buying property remotely in Gurgaon, a bit lost now
Did anyone else buy their flat in Gurgaon District while living abroad, and how was your experience? I just got possession of my 3BHK in Sector 65 last month. Honestly, buying it remotely was a whole different ball game. I was looking at projects from M3M and Emaar, mostly relying on video calls and my brother for site visits. He tried his best, but kuch cheezein toh miss ho hi jaati hain na? Now that I'm actually here, things nobody told me are popping up – like the water pressure isn't great sometimes, and some finishing quality feels a bit off. Not sure if this is typical with NRI purchases ya if I missed something big. Kya sabko aise challenges face karne padte hain? What should I have focused on more while buying from outside India? Any first-hand advice for other NRI buyers out there?

Welcome to the club! Water pressure is a common complaint in many high-rise societies, especially in older ones or where the building management isn't proactive. For finishing, you definitely need a local person on the ground for regular checks, not just site visits. Bhai ka kaam tough hai but important.
So true about water pressure! My current rented apartment in Baharampur Naya has this issue. Mornings are a nightmare. I specifically asked my broker to check water supply and pressure
Yaar, this is exactly what scares me about buying remotely! I'm also looking at Gurgaon, and the thought of signing off on something without seeing it properly gives me sleepless nights. Sector 65 is premium, so these issues are even more surprising. Kya builders itna ignore karte hain NRI buyers ko?
RERA registration is mandatory now, so that's usually not the issue. The problem is the quality control during construction. Even big names like M3M and Emaar, as OP mentioned, can have these issues. It's not just about remote buying, it's about supervision.
Which builder is this from, if you don't mind sharing? Is it RERA registered? Often, smaller builders cut corners.
Absolutely, I feel you! My cousin bought a 2BHK near Airport Road a couple of years back, also remotely, and faced similar finishing issues. The builder was a big name too, but after sales service was non-existent. They just don't care once the payment is made. It took him months to get minor things fixed, and he had to fly down specifically for that. The local reps just kept giving excuses.
