Honestly, buying property for myself is way harder than selling it for others. I'm an NRI, based abroad, looking to invest in a 3BHK for my parents in Rajkot, maybe Mota Mava or Kalawad Road. My budget is around ₹1.1 Cr. I'm looking at projects by Balaji Group or Madhav Group. Here’s the thing: I can't physically visit right now due to work commitments. I know all the builder tricks, but buying sight unseen, even from a distance? It feels super risky. Is it totally crazy to buy a flat, even with detailed virtual tours, without stepping foot on site myself? I'm worried about the actual construction quality and getting clear title deeds remotely. Should I trust a local contact completely, or is that a recipe for disaster? What's the community's take on this, especially if you've done it?

Yaar, my uncle faced a similar issue with a builder in Rajkot, not Balaji or Madhav, but a big name nonetheless. They promised the world, virtual tours looked great, but jab possession mila, andar ki quality was pathetic. Cracked walls, leaky pipes – you name it. He had to spend another 5-6 lakhs just to fix it himself. Title deed toh baad ki baat hai, pehle physical quality ka issue aata hai. Trusting a local contact is good, but make sure they are totally independent, not builder-affiliated or a broker.
