Just moved into Camellias two months ago and wanted to share some ground reality. Sab price ki baat karte hain, but daily living is what matters. The club amenities look amazing on paper, par actual usage... not always practical, ya know? I found some floor plans are way more efficient for daily family life than others, despite similar carpet area. It's not just about the size, but the layout ka khel hai. U3, absolutely! Hidden costs are a nightmare. Beyond the usual, sometimes there are charges for parking slots you thought were included, or extra utility connection fees. A friend of mine who bought in a project near Airport Road (Gurgaon side) faced similar issues. The 'final' bill was almost 10% higher than what was initially discussed. It's a common builder tactic to show a lower initial price. Always factor in at least 15-20% buffer on top of the quoted price, especially for premium projects like Camellias.
Hidden costs are always there, no matter the builder. Stamp duty, registration, interiors, club membership (sometimes separate), property tax... list goes on. Builders usually quote the base price and then everything else piles up.
U7 and U3, regarding floor plans, I've heard the 4BHK layouts with the separate family lounge near the kitchen are super practical for Indian families. It creates a good flow without feeling cramped. Some of the older layouts felt a bit disjointed.
₹73.1 Cr – ₹167.6 Cr? Bhai, yeh toh mere saare sapno se bhi bahar hai! Main toh soch raha tha ki budget-friendly 2BHK dekhu Gurugram mein, aur yahan log 70 Cr+ ki baat kar rahe hain. My heart sank just reading the price range.
Totally agree with the OP about the club amenities. On paper, it's all grand and luxurious, but when you actually live there, sometimes the sheer scale makes it impractical for daily use. Haan yaar, maintenance is a killer. My friend lives in a DLF project nearby, not Camellias, but same story. They pay almost 40-50k per month just for maintenance! It's insane.
