Can you actually negotiate better on resale flats in Greater Noida?

Visited a few resale flats in Kakrola last weekend. Trying to understand if secondary market deals are actually better value right now for an investment. For a 2BHK in Kakrola, the asking price was ₹78L. Is there much negotiation room on resale, compared to a new project from say, Chouhan Builders? I'm looking for long-term appreciation, not just quick flips. Are there any specific pockets in Greater Noida where prices are still somewhat reasonable, or maybe due for a correction soon?
