posted on 10 MayCan you really negotiate on Delhi property prices?
Visited a Green Valley Builders project in Seelampur last Saturday. Kids have moved out, so we need a smaller 2BHK. Builder prices feel really firm, even at ₹1.5Cr. Is negotiating on new flats in Delhi even realistic? Or does real negotiation only happen in the secondary market, like in Vasant Kunj? What's the trick to get them to budge?

But is 1.5Cr the going rate for a 2BHK in Seelampur now? I thought that area was more affordable. Are prices really that high across Delhi currently, or is it just this builder trying to take advantage?
Checked some property portals, similar projects in nearby areas like Shahdara are around ₹1.1-1.3Cr for 2BHK (approx 900-1000 sq ft). So ₹1.
No, it's not the going rate. Builder overcharging lag raha hai. Seelampur mein itna nahi hota, unless it's a very large size.
Current market mein Delhi mein prices thode upar hain, especially for new inventory due to construction costs and demand. But Seelampur ke liye 1.5Cr for 2BHK sounds like high-end for that specific location, unless it's ultra-luxury with all amenities. Maybe they're including some hidden charges or parking cost.
Bhai, Green Valley Builders ka track record utna accha nahi hai. Mere friend ne ek project mein invest kiya tha unke, Anand Vihar mein. Possession 2 saal late mila aur quality bhi compromised thi. Be careful. ₹1.5Cr for Seelampur seems steep given their history and the location's current development stage. Always check past project reviews thoroughly.
Quality issues mein sabse common hai finishing, plumbing aur electrical wiring mein dikkat. Bathroom fittings aur kitchen countertops ki quality bhi aksar low hoti hai. Check the sample flat thoroughly, not just the show flat, for these details.
Totally agree. My uncle had a similar nightmare with another builder in Ansal Villas. They promise the moon and deliver dust. Always check previous project reviews and RERA complaints. Builders often inflate prices knowing first-time buyers are desperate and don't know the market well.
Oh no, really? Quality issues bhi the? Kya specific problem thi?
Negotiation new flats mein mushkil hai, especially with big builders. Green Valley ka reputation kaisa hai, pata nahi. Secondary market mein Vasant Kunj mein toh phir bhi chance mil jaata hai, but wahan prices hi astronomical hain. Have you heard anything specific about Green Valley's past projects, like their delivery timelines?
Absolutely! Builder log naye flats mein bilkul hilte nahi hain. ₹1.5Cr for Seelampur sounds high if no negotiation. Same issue I faced near Alaknanda. They just quote a price and expect you to take it or leave it.
Haan, maine bhi ek project dekha tha Dwarka mein, same attitude. Bolte hain 'final price' hai aur usmein bhi amenities ke alag se charges laga dete hain. It's so frustrating for first-time buyers like us.
Sahi baat hai yaar, they act like it's a gold mine. Builders ki toh monopoly hai.
