Budget finalised, loan pre-approved — now stuck on which sector. Everyone talks about Gurgaon's rising prices, especially for 3BHKs in places like Sector 70A, but nobody talks about *actual* negotiation. Builders like MRG World, are they really rigid? Can you genuinely knock off more than 2-3% on a ₹1.8 Cr flat, or is that just wishful thinking? I'm trying to maximise deal value here. Honestly, I'm finding secondary market deals sometimes offer better negotiation potential than new launches. Is "pre-launch pricing" just marketing hype, or do you actually get a significant discount? I'm hearing prices just keep climbing after that. Should I even bother with new projects if resale gives more room to haggle? Change my mind.
