Can't decide if New Chandigarh is ready for my kids
₹2.3 Cr quote for a 3BHK, and 4 months of searching already. We initially checked Sector 24C, but parking was chaotic. Shifted to New Chandigarh near GMADA Medicity for space, but my wife's priority is kids' safety and school commute. Tricity Metro project seems years away, so honestly not sure... is PR-7 belt better, or should we just wait?

We saw a resale flat near Manimajra housing board and then saw New Chandigarh on the same Sunday. The contrast is crazy, one has suffocating traffic but instant hospital and school access, other has clean air but feels like living on an island. It is tough to strike a balance when budget has to be stretched with loans. Any update from your side OP, did you make any token advance or still looking around?
Tricity Metro toh forget it for next 8-10 years, paper pe hi chal raha hai. With current collector rate revisions in Mohali district and overall property price hike post-2023, builders are quoting crazy figures in New Chandigarh without basic civic infra ready. I am also stuck in analysis paralysis for 6 months. By the way, does that ₹2.3 Cr quote include PLC, club charges, and dual car parking or is it just the basic selling price?

Usually that quote excludes GST, 2 years advance maintenance, and club registration. Hamare saath bhi yahi hua tha, initial quote 2.1 Cr tha and final demand sheet came to 2.42 Cr! So add another 15 lakhs mentally.
Dekho PR-7 belt has ready schools like Manav Mangal right there, but heavy traffic on airport road is insane during peak hours. If kids' commute is the top priority, neither New Chandigarh nor PR-7 is 100% stress-free right now. At 2.3 Cr you might find something decent in an older cooperative society in Mohali Phase 10 or 11 where everything is settled, parks are populated, and schools are literally 5 minutes away.
Bhai Sector 24C ka parking issue is permanent, good thing you backed out. But wait, did you check the internal approach road near Rasulpur? Last week when I went with my wife, there were no streetlights after 7 PM on that patch. As a first-time buyer I got super scared seeing how empty the stretches are. Even basic grocery ke liye drive karna padta hai. If you have older parents or kids at home alone, think twice before committing so much capital.
I felt the exact same panic when the broker took us there around dusk. Still, if you compare with PR-7 belt near Zirakpur, that side is full of heavy truck traffic and pollution. Toh safe kids zone kahan milega Tricity mein?

But honestly, if you have small kids, who will drive them to Chandigarh sector schools every morning? Are school buses even coming properly inside Medicity societies right now?
That bus barrier thing is my worst nightmare honestly. Agar subah subah 40 minutes sirf pickup drop mein lag gaye toh kya faida wide roads ka?
Bhai, school buses from St. John's and Sacred Heart only come up to the main barrier near Mullanpur Garibdass, not deep inside all new sectors yet. My cousin shifts his 6-year-old in a private car pool because regular vans refuse to go past the flyover. We checked an apartment there last month and dropped it purely because of this daily headache.
