Can't decide on builder in Gurgaon — need real experiences

₹2.5 Cr for a 3BHK on Golf Course Extension Road feels like a huge step, and I'm honestly overwhelmed. I've been looking at projects by DLF and M3M, maybe Emaar too. My parents keep saying to check delivery timelines strictly, especially with all the delays I hear about on Dwarka Expressway projects. Has anyone here bought from these builders recently? I'm worried about hidden charges, you know, things like PLC or maintenance deposits that pop up at possession. Is there one builder among these that's generally more transparent with the total cost? Also, what about construction quality? I don't want to get stuck with plaster cracks after a year. Which builder is better for an end-user like me, long term? Any advice or experiences would be super helpful.
