Budget finalised, loan pre-approved – now stuck on which sector. I work in real estate, but buying for myself is different. For a 3BHK in Vipin Garden Extension from Raheja, what's the real negotiation room? I'm seeing 1.8 Cr. Is 5-7% off realistic? And how much super area vs carpet area inflation should I expect? Not sure if direct or broker is better.

Try direct first, see what they offer on the final price and payment plan, then approach a good, reputable broker to compare. Broker sometimes has better insights on unsold units or bulk deals. But dhyan rakhna, hidden charges (IFMS, club membership, parking, power backup) bahut hote hain, so get everything in writing before finalising.

U5, Quality is subjective, but for 1.8 Cr, you should expect good quality construction and amenities. Don't compromise. Kya aapne other builders se quotes liye hain for comparison? It helps in negotiation too.
U5, I heard from a friend who works in property that the market sentiment in Delhi-NCR is a bit slow right now for resale, but new launches are still moving. So appreciation might not be super fast. Quality toh check karni padegi site visit pe, photos pe mat jaana.
U5, quality is okay, not premium for the price tag. Appreciation ke chances hain but slow, don't expect miracles. Recent possession ki baat karein toh, they just handed over a project in Aram Bagh, but there were many complaints about finishings and common area maintenance. Site visit pe sab check karna.
Yaar, 5-7% is ambitious for Raheja right now, especially in this market with rising interest rates. I tried negotiating a 2BHK in Alaknanda last year and barely got 3% with a lot of back and forth. Super area vs carpet area mein toh 30-35% difference pakad ke chalo, minimum. Builder ka brochure figure hamesha inflated hota hai, always ask for RERA carpet area. That's the only figure that matters.
Congrats on finalising the budget! Vipin Garden Extension is decent, connectivity achhi hai. Negotiation toh har builder se ho jaati hai, 5% is doable if you push hard, especially if you're ready for immediate payment. Broker se jaoge toh shayad thoda better deal mil jaye, unke paas inventory hoti hai jo builders jaldi nikalna chahte hain. But be careful of hidden charges from both sides.
Raheja ka track record utna accha nahi hai bhai, especially delivery mein. 1.8 Cr Vipin Garden Extension ke liye thoda high lag raha hai. Kya aapne other builders bhi dekhe hain is area mein?
Sahi kaha, delivery issues toh hain. But I think Vipin Garden Extension still has potential. Prices are appreciating, especially with the upcoming metro link. But yes, builder's reputation is key. @U1, have you checked their RERA status?
U2, agree with you. My friend booked with Raheja near Anand Vihar, abhi tak possession nahi mila hai, 2 saal late chal raha hai. Very stressful for them. Buyer beware!
