Can't decide on builder — someone help me
Since January, I've been shortlisting flats in New Delhi, totally fed up of renting. My landlord just hiked rent again, so the EMI vs rent math is finally pushing me to buy. I'm eyeing a 3BHK, maybe in Dwarka or Greater Kailash, budget around ₹2.5-4 Cr. I'm looking at projects by DLF, Godrej Properties, and even Tata Housing or Raheja. My biggest concern is actual construction quality. Do these builders really deliver good finishing, or are there plaster cracks and seepage issues after a year? Also, their on-time delivery track record is crucial, especially with Metro Phase IV expanding nearby. Are they notorious for delays? And what about those hidden charges like PLC, EDC, and maintenance deposits? Did anyone get surprised at possession? Which builder handled these better?

Totally understand your pain! EMI vs rent is a real struggle. ₹2.5-4 Cr is a good budget but even then, builder quality is a huge question mark. I'm also looking at DLF and Godrej, same concerns.
Hidden charges are a trap!
Haan bhai, same boat! My landlord also hiked rent by 10% recently. Builder delays give me nightmares.
