Okay I'll be honest — I thought being in real estate would make buying my own place easier, but I'm just as confused, yaar. Looking at ATS or Godrej projects in Sector 150. Matlab, delivery ka kya scene hai? Builders promise the world pre-booking. But post-booking customer support aur construction quality ka kya? I'm an end-user, not investor. Kis builder ka track record sahi hai for actual on-time delivery and finishing, off the record batao? Don't want delays.

Mujhe toh lagta hai RERA bhi sirf paper pe hai. Builder ko fine lagta hai, but buyer ko kya milta hai? Delay toh delay hi rehta hai. Prices toh waise bhi upar ja rahe hain abhi, pata nahi kab tak rukega yeh boom.

Sahi pakde ho! Mera ek colleague ne Alistonia Estate mein ATS ka liya tha 5 saal pehle, possession on time mila. But my experience with another builder in Ajayabpur was horrible, 2 saal delay. Current market conditions mein toh sab builders stretched hain, funds ki kami sabko affect kar rahi hai. Godrej ki value for money better hai, but ATS ki construction quality generally thodi upar rehti hai, especially the finishing touches.

Haan bhai, same pinch! Booking ke time to Raja Harishchandra ban jaate hain, baad mein koi sunta hi nahi. Customer care ka number bhi lagta nahi.
