Can't decide on Gem Neelam for family home
Kids' school admission is next year, need to finalize soon. Gem Neelam Apartment ki real livability kaisi hai? Schools, community vibe, kids safety, sab theek hai kya? Genuinely good home for family or just high price tag?

Hold on, the project status says 'COMPLETED' but the possession date is '2026-03-01'? This is a major red flag, U1. How can a completed project have a possession date 2 years from now? This needs proper investigation, especially with school admissions on your mind.
U9, sometimes 'completed' means structure is ready but finishing work, amenities, or legal clearances are pending, hence the delayed possession. Or it could be a typo on the portal. But in today's market, with so many options, why take such a risk? Property prices in Delhi are already high, don't pay for uncertainty.
Kya baat kar rahe ho U6? Completed aur 2026 possession? This is insane! Matlab, they are selling future promises for a 'completed' tag? Shocking!
But I heard Gem Neelam has good construction quality, maybe that's why the price? And small projects sometimes get delayed but are more exclusive. Someone told me the community vibe is also nice once families move in. Still, the 2026 date is very confusing.
Exactly! My cousin had a nightmare with a builder who kept saying 'completed' but possession shifted for years. It was a project in Alaknanda. They quoted a similar price too. Don't fall for the 'ready to move' bait if possession is so far off. You need a home for next year, not for 2026, U1.
Haan yaar, same thought. Aur RERA number bhi Not Applicable likha hai? Is it even legit? Schools ka toh baad mein sochenge, pehle project ka clarity chahiye, U1.
Totally agree U7! Builders often use loopholes. Without RERA, consumer protection is very weak. Be very careful, especially with such a high price tag.
U3, RERA 'Not Applicable' means it's either an old project pre-RERA (unlikely for a 2026 possession date) or it falls under some exemption criteria. But for a project this size, it's usually a way for builders to avoid accountability. Big risk for first-time buyers like us.
Bhai, 3 Cr for an 8-unit project, that too 'COMPLETED' but possession in 2026? Sounds fishy to me. My friend almost got stuck in a similar deal near Anand Niketan. Be very careful with these timelines, especially when you need it for schools next year.
