Can't decide on PSR Vanasree's investment potential.
₹1.11 Cr for PSR Vanasree looks okay, but investor ROI pe doubt hai. Builder ka delivery track record kaisa hai? Resale market mein liquidity ka kya haal hai? Kahin ghost society toh nahi ban jayegi?

I visited the site last month. It's still very much under construction, obviously. The area around it is developing, but it's not super bustling yet. You'll need a car for sure. But the potential is there, with some commercial developments planned nearby. It's a bit of a gamble, but most first-time buys are, right? Just make sure all your paperwork is solid.
Thanks for the on-ground info! "Not super bustling yet" is what worries me. That's how ghost societies start. I'm looking for something that feels more established, even if it means paying a bit more. Like, is there a grocery store nearby? School? Hospital? Basic amenities?
Ghost society ka darr toh real hai, especially when it's not a very well-known builder. 168 units are not too many, so if sales are slow, it can feel very empty. Has anyone visited the site? What's the surrounding development like? Is it near any major IT hubs or social infrastructure?
I checked PSR's previous projects. Unka delivery track record mixed hai, honestly. Some were on time, some had minor delays. Nothing too extreme like 3-4 years, but still, delays are delays. Aur Bangalore mein abhi market thoda slow bhi chal raha hai, resale mein liquidity ka issue ho sakta hai.
Sahi baat hai. Bengaluru mein property prices are already so high, we can't afford to make a wrong move. I'm also looking at properties near Akshayanagar, and the prices there are just insane. At least PSR Vanasree falls within the ₹1.1 Cr – ₹1.5 Cr range which is somewhat manageable for me.
Mixed track record is still better than consistently bad, I guess. But for 168 units, a small delay can still mean a lot of frustration. I'm worried about getting stuck with a property that's hard to sell later if my plans change. Especially in areas that aren't fully developed yet.

RERA se thoda peace of mind milta hai, but it's not a magic wand. Penalties lagti hain, but ultimately, aapko ghar der se hi milta hai. I think we need to check their past projects, agar koi hain toh, aur unka status kya hai. That's the real test.
Exactly! My cousin booked in Aavalahalli a few years back, and that project got delayed by almost 2 years. Builders give a date, but ground reality kuch aur hoti hai. PSR ka RERA number toh hai PRM/KA/RERA/1251/446/PR/220923/006280, but does that guarantee anything?
