Okay I'll be honest — I completely underestimated how confusing this process is. Fed up of renting near Whitefield, I'm finally looking to buy my first 2BHK, maybe near Hemmiganahalli. Builder like Prestige quoted me for a project there, but yaar, construction-linked payment plans aur super area ka calculation samajh hi nahi aa raha. Is spot discount real ya bas marketing gimmick? Not sure if I'm getting a good deal or just being upsold on bigger super area for a small carpet area. Any advice on payment terms and how to compare actual usable space? EMI vs rent ka math toh clear hai, but ye hidden cheezein...

Bhai, spot discount is almost always a marketing gimmick to push sales. They inflate the price first, then 'discount' it. Aur super area ka khel toh alag hi level pe hai. Make sure you only pay for carpet area, RERA rules ab strict hain.
Yaar, totally relate! Main bhi Whitefield se shift hona chahta hoon but ye builder terms samajh hi nahi aate. Prestige toh bada naam hai, phir bhi itna confusion? Lagta hai sab ko yahi problem hai.
