Did a site visit to MRS Ultra Luxury Independent Floors Saturday. Looks decent, but real investor potential samajh nahi aa raha. What's the actual rental yield here? Aur resale market kitna liquid hai? Don't want a dead investment. Any insights on investor vs end-user ratio?

Investors usually look for projects with scale and proven rental demand, which this lacks. The current Ghaziabad market also isn't exactly booming for such high-ticket independent floors.
Yeah, the Ghaziabad market right now is more about affordable housing or mid-segment apartments for actual families. These ultra-luxury independent floors with just 3 units? It's a very specific taste, and the pool of buyers or renters is tiny. Not a liquid investment at all.

My friend invested in a similar 'luxury' independent floor project near Abhay Khand a few years back. Same story, high price, only a few units. He's been struggling for tenants and resale value has barely moved. He thought he'd get good appreciation, but it's been a dead investment. Exactly! And the project details say total units are only 3. Teen units ka project? That's not a 'project', that's just a couple of big houses. How can there be any real community or appreciation with such low density? Resale toh aur mushkil ho jaayegi.
Sahi keh rahe ho. I've been looking in Ahinsa Khand 1 for similar properties, and even there, 1.6 Cr is for a much larger, more established community. For just 3 units, that too Ultra Luxury, in a slightly less prime Ghaziabad spot, it's a massive gamble. Rental yield will be pathetic unless you find a very specific high-paying tenant, which is rare for such isolated properties. Resale? Forget about it unless you get lucky.
