Two years ago I'd have genuinely questioned these valuations in Sector 108. Current 3BHK rates, nearing ₹1.8 Cr, appear detached from realistic resale market prospects. My analysis suggests the exit liquidity isn't as robust as projected. Are we truly justifying premiums for developers like Godrej or ATS here? While absorption improves, the projected ROI on these elevated entry points remains debatable. Disagree? Tell me why.
