Is floor-rise premium in Rajkot just a builder's way to squeeze more cash? Honestly, I'm fed up of renting near Kalawad Road, landlord raised rent again, so finally taking the plunge to buy. But yaar, the prices, especially with these add-ons, are insane. Everyone talks about Rajkot's growth, AIIMS, Ring Road, but nobody discusses how much these floor-rise premiums and PLCs inflate the all-in cost. For a 3BHK from Maruti Group or Balaji, on say, 150 Feet Ring Road, it's like ₹150-200 per sqft per floor extra. Matlab, if I want a decent view, I'm paying lakhs more just for elevation? It feels like a total rip-off for an investor looking for ROI. Is there any real value in it, or is it just a scam? Change my mind.
