Are Capital Athena's amenities actually usable? Brochure showed great kids' play areas, but it's often locked or dirty. My wife's worried about safety. Anyone else seeing this?

Looking at all these comments, OP, you're definitely not alone. I'd suggest forming a whatsapp group with other residents facing similar issues. You'll have more power collectively. Also, keep documenting everything with photos/videos. This is crucial for any RERA complaint or legal action.
Despite these issues, Sector 150 property rates are still strong, ~8000/sqft now, thanks to connectivity and future infrastructure (Jewar Airport, FNG). Investors might ignore amenity issues for capital appreciation. But for families, it's a big compromise.
U13, that's the tragedy. Builders get away with this because of market demand. Buyers should push for amenity clauses in agreements. Make them accountable for maintenance for at least 5 years.
U13, exactly. The 'investor vs end-user' dilemma. End-users are the ones suffering. What's the point of high appreciation if your daily life is a struggle?
Possession ki baat kar rahe ho, but kya time pe mila bhi tha? That's the first test of a builder. If they can't deliver on time, amenities toh door ki baat hai.
U17, like I said to U3, Phase 1 was delayed by almost a year. But then again, which builder delivers on time these days? It's become the norm.
U17, true. Most builders use 'force majeure' as an excuse. But RERA has helped to some extent. Always check the RERA dashboard for actual vs promised possession dates.
U5 is right. As an NRI, I've seen this pattern too many times. They lure you with 'world-class amenities' but once you pay, you're on your own. Is there a residents' welfare association (RWA) active there? They are usually the ones who push for these things.
RERA ID is there, but how much does it actually help with maintenance? Builders often just pass on the buck to the RWA or third-party agencies once they get their money. For them, it's about selling, not living experience. Capital Athena mein toh yeh problem bahut purani hai.
U9, you hit the nail on the head. My project in Greater Noida West had the same issue. The gym equipment was rusty within a year, and the pool was always 'under maintenance'. We had to collectively hire a lawyer and fight for basic upkeep.
U9, exactly. The builder's responsibility for maintenance usually ends after a year or two. After that, it's RWA's headache. And if RWA is not strong, then good luck.
U9, I totally agree. Builder ne ek baar flat bech diya, uske baad who cares? My society's clubhouse was supposed to have a cafe, but it's been an empty shell for 3 years. Ab toh aadat ho gayi hai. Lol.
VVIP group ka reputation Noida mein mixed hi hai. Some projects are okay, some are not. Athena mein toh starting se hi issues hain. Kids' play area is an afterthought for them, safety standards are often ignored.
Which phase are you talking about? And when did you take possession? Capital Athena is in Sector 150, right? This area has a lot of potential, but builder reputation is key. Have you tried raising a formal complaint with the management or RERA?
U3, Phase 1, Tower E. Possession about 1.5 years back. Yes, Sector 150. Management just gives excuses. Thinking of RERA now, but it's a long process.
U3, the RERA ID is UPRERAPRJ5747. I checked their portal. There are 10+ complaints already, mostly for delays in other phases, but some mention amenity issues too. Builders often drag their feet.
Oh god, I was just looking at properties there for my family! This is so disheartening. Builder ka naam kya hai? Is this a common problem with them? We are first-time buyers, don't want to get stuck with such issues.
U4, builders often promise the moon. Capital Athena's builder (VVIP Group) has a mixed bag track record. Before booking, always check RERA complaint history and talk to existing residents. It's not just about the area, it's about who builds it. Don't fall for glossy brochures.
U4, my advice would be to physically visit during different times of the day, talk to guards, shopkeepers nearby, not just the sales team. You'll get the real picture. Builders delay forming RWA to avoid accountability.

Totally agree yaar! Mera bhi same experience hai. Kids' play area, gym, even the swimming pool, sab just for show lagta hai. Maintenance is a huge issue. Builder ne marketing mein toh sab kuch dikha diya, but reality is something else. Safety concern is real, especially for kids.
U2, this is exactly what makes me so angry! If basic amenities for children aren't maintained, what's the point? Safety is paramount. Capital Athena should be ashamed.
U2, exactly. My society's gym equipment is always out of order. It's like they just put it there for the sales pitch. After that, 'not our problem' attitude.
